LEGAL NOTICE NOTICE OF PUBLIC HEARING ON THE PROPOSED REISSUANCE BY THE URBAN RESIDENTIAL FINANCE AUTHORITY OF THE CITY OF ATLANTA, GEORGIA OF ITS MULTIFAMILY HOUSING REVENUE NOTE (THE PARAMOUNT PROJECT) SERIES 2025 HAVING AN AGGREGATE PRINCIPAL AMOUNT OF NOT TO EXCEED $30,227,000 TO FINANCE A MULTIFAMILY HOUSING RENTAL DEVELOPMENT TO BE OWNED AND OPERATED BY ATLANTA LEASED HOUSING ASSOCIATES I, LLLP YOU ARE HEREBY NOTIFIED, as required by Section 147(f) of the Internal Revenue Code of 1986, as amended (the "Code"), that a public hearing will be held by or on behalf of the Urban Residential Finance Authority of the City of Atlanta, Georgia (the "Authority") at its offices at 133 Peachtree Street, N.E. Suite 2900, Atlanta, Georgia 30303, on the 8th day of May 2025, at 10:00 a.m., concerning a proposed reissuance by the Authority of its tax-exempt multifamily housing revenue notes in one or more series in an aggregate principal amount not to exceed $30,227,000 (the "Note"). The proceeds of the sale of the Note, when and if reissued, are to be used to refinance a loan to Atlanta Leased Housing Associates I, LLLP, a Minnesota limited liability limited partnership (the "Borrower"), to finance the costs of the acquisition and construction by the Borrower of a multifamily housing rental development in the City consisting of an approximately 240 unit multifamily housing rental facility to be located at 3223 Greenbriar Parkway, SW, Atlanta, Georgia 30331 known as The Paramount (the "Project"). The proposed Note is a limited obligation of the Authority and is not an obligation of the City of Atlanta, Georgia or of the State of Georgia, or of any county, municipal corporation or political subdivision of the State of Georgia. The proposed Note will not be paid from taxes but will be payable by the Authority solely from amounts to be paid or provided by the Borrower. O.C.G.A. SECTION 36-82-100 REQUIRES AN AUDITOR, CONSULTANT OR OTHER PROVIDER TO CARRY OUT A PERFORMANCE AUDIT OF THE EXPENDITURE OF THE PROCEEDS OF THE NOTE UNLESS SUCH PROVISION IS WAIVED. IN ACCORDANCE WITH O.C.G.A. SECTION 36-82-100 (d), NO PERFORMANCE AUDIT OR PERFORMANCE REVIEW WILL BE CONDUCTED WITH RESPECT TO THE NOTE. Any person wishing to express views on the proposed reissuance of the Note or the location or nature of the Project or plan of financing may be heard at such public hearing at the Authority's office, 133 Peachtree Street, N.E., Suite 2900, Atlanta, Georgia 30303, or by submitting written comments prior to the date scheduled for the hearing to: Christa Freeman, Esq., Urban Residential Finance Authority of the City of Atlanta, Georgia, c/o Invest Atlanta, 133 Peachtree Street, N.E., Suite 2900, Atlanta, Georgia 30303.
